We have a new patent pending process which will still allow you to confirm that the applicant meets your credit requirements and is based on the applicant’s credit report. If you meet the new requirements you can still receive a copy of the credit report with a commercial account which gives you instant 24/7 access to credit reports and many other types of reports.

A: This service allows you to select the minimum credit criteria, or grade, that you will accept for your property and screen your tenant based on the selection that you have made. This grading system is based on the applicants FICO score, bankruptcies, judgments, and collections. We also offer other screening tools, such as, evictions, bankruptcies, criminal records, social security number validation, OFAC/Patriot Search, Bankruptcies, Liens, and Judgments.

Q: How do I use this service?
A: Please choose the service you wish to order and select the secure online order button. You will be able to register and place your first order. If you are choosing to do a Tenant Credit Check an email inviting your prospective tenant to apply for your property will be sent to them. In this case you need only to wait until your tenant applies to receive your results. You will receive an email advising you when your reports are ready to view online in your account.
Q: What will I need to provide to you to run a Tenant Background Check?
A: You will need to provide the prospective tenants name, social security number, date of birth, and present address.
Q: I am a registered user on your site but my property addresses are no longer in my account. Why?
A: With the new requirements set by the credit bureaus we need to make sure all registered users select a grade and use the new system.

A: The tenant’s signed consent can usually be found on the rental application. This consent must allow for the release of the tenant’s information.

A: On a MasterCard or Visa it is the last 3 numbers on the back, if you are using American express it is the 4 numbers on the front.

A: FCRA or the Fair Credit Reporting Act is the Federal laws and regulations governing credit reporting.

A: The Criminal Report includes felonies, misdemeanors, traffic violations and incarcerations. For a list of criminal search coverage please click here. The criminal searches are compiled from State Records, Administrative Office of the Courts, Departments of Correction and County Courts and are run using the first name, last name, and date-of-birth.
Q: What is included in the Evictions Report?
A: The Evictions Report includes all court reported evictions for all 50 states. The evictions report is based on first name, last name, and variations of that name for a more complete report.
Q: Is there a membership fee?
A: No, there is no membership, registration, monthly, or yearly fees. You only pay for what you order.

A: No, to use our Patent Pending Process to screen your tenant you do not need an on-site inspection, however, if you would like a full credit report you must meet these requirements and you will need an on-site inspection:

Q: You need my IP Address to set up a commercial account. How do I find that?
